Further to my last post on feng shui when looking to buy new houses, I recently had a lot of enquiries from clients looking for new houses to move into bigger homes. Much of this is because the value of property in the USA is very low now with low interest rate.

I prefer not to go with my new client for house tours, as I get car sick and am unable to sit at the back of the car, especially if the realtor is showing the environments from left and right. But I would like to give you the following tips when you are looking for new houses before you need to hire a Feng Shui consultant to finally advise you.

• Bring a young child under 8 years old (best is a child of about 3 years old) to the new house. If the kid enjoys playing around the house, it should be a good house without negative energy.
• For houses at the beach or ocean front - please make sure that the swimming pool is not opposite the ocean. As ocean water is very strong, this will be bad for the health and wealth luck of the family.
• Any swimming pools and fish ponds should ideally be kidney-shaped without sharp corner, or regular shaped (square or rectangle). The best locations for swimming pools and large water features are North, Southeast, East or Southwest sectors of the lot. 
• You can also bring your dog into the house, and if the dog is running around the house and barking for some unknown reason, it means that this is so-called "haunted house". 
• Always carry sea salt for your protection, as salt is one weapon that can counter negative energy. 
• If the house is facing or sitting under a power line, this could bring bad temper to family members or you could suffer from skin disease. 
• Do not have the front door facing the stairs when you rent or purchase a condo, as this will bring bad wealth luck to your home and household. 
• When the front door is facing an elevator, this will make your wealth luck of the "in and out" kind, which means you will be unable to save money. 
• If the apartment unit is located at the end of a hallway, this will create poison arrows to your house. 
• Please try to get a house with no missing sectors, as missing sectors will affect your personal luck and health luck as well. A missing North sector will affect your health related to kidney and ears; a missing Southeast or East sector will bring bad health related to the liver and legs; a missing West and Northwest sector will affect the family's health related to the lungs, nose, tongue or throat; a missing Southwest or Northwest sector will affect your stomach and hands; and a missing South sector will bring bad health related to head, eyes and blood circulation, and could also cause high blood pressure. 

A lot of my clients are buying foreclosure or short-sell houses, as they are about 30 - 60% cheaper than the original price. Normally we do not recommend you to buy this kind of house, but sometimes you cannot refuse a good deal. In such cases, please make sure to carry out the following steps before moving in. The reason why we do not recommend the foreclosure houses is due to negative energy. The previous owner was forced to give up their home due to financial status, so the energy in the entire house is very bad.

• Change to a new air filter for the entire house.
• If possible, please change the HVAC system and replace with new one.
• Do not keep the old furniture, especially the bed, even if you will only keep it in the guest bedroom.  
• Light candles and incense to purify the entire house.
• Choose an auspicious day to move in and throw a big house-warming party to bring new energy into the new home.

I would like to show you the floor plan of this house that I recently went with my client to see. The house is not built until you confirm the purchase. This is a 2-level house facing Northeast 3 in the Period of 8. This house thus enjoys the "Pearl String" during this period. Unfortunately, the floor plan is not so good; the East sector is missing and the kitchen is located in the Northwest sector. We do not like to have a kitchen in the Northwest as this will affect the luck of head of the household. The kitchen creates Fire energy and burns the Metal sector of the man in your house.

I can fix the missing East sector by placing garden lights in the front yard to recreate this sector. But I am unable to change the kitchen location, and thus cannot fix the damage to the man in this house.

I recommend my client to discuss with the builder whether it is possible to flip the floor plan by moving the Kitchen to the Southeast and the library to the Northwest sector. In this case, the house will be missing a North sector and I would recommend placing a small fish pond in the front yard to recreate the missing sector.

Most of my clients do not want their kitchen in the Southeast, as this would affect their wealth luck. Southeast is the Wood sector and the kitchen will "burn up" their wealth luck. But I recommend installing natural wood kitchen cabinets with ceramic floor tiles and marble countertops. If you have lots of Wood in the sector, the small Fire in the kitchen is unable to damage your wealth luck. Ceramic tiles are earth material and will exhaust the Fire energy.

In order for you to have better luck in your new house, you can also consider choosing the bedroom and interiors with your favorable elements. Please refer to the following table:

Born in February 4 - April 3 (Spring) 
Bedrooms in the Northwest and West are excellent for you, as most persons born in the season of spring lack Metal energy.

Born in April 4 - July 3 (Summer) 
An office or bedroom in the North is excellent for you, as summer people need Water energy to balance out their luck.

Born in July 4 - October 3 (Autumn) 
A bedroom or office in the East and Southeast are excellent for your luck, as Autumn people need Wood energy.

Born in October 4 - February 3 (Winter)
